Home remodeling is similar to purchasing a car—with so many options available, prices can range drastically. Although this is a very difficult question to answer briefly, we will try to help you understand some general pricing guidelines when considering a kitchen remodel in Orange County.

Based on Sea Pointe Construction’s more than 30 years of remodeling experience, we’ve listed below the three greatest drivers in kitchen remodeling costs.

Kitchen Cabinetry

Generally speaking, kitchen cabinets and installation can account for 40 to 50 percent of kitchen remodeling costs. When it comes to cabinetry, simply put, you get what you pay for. Outlined below are the key considerations associated with your three major options.

Refinishing Existing Cabinets:

  • Least expensive option
  • Involves lightly sanding and or stripping the old cabinetry finish and applying new stain or paint
  • No upgrade/alterations to cabinet quality and functionality
  • Depending on the size and complexity of the kitchen, costs fall between $2,500 to $25,000

Refacing Existing Cabinets:

  • Involves adding a very thin veneer to the outside of the existing cabinets and installing new doors and moldings
  • No upgrade/alterations to cabinet quality and functionality
  • Depending on the amount of cabinetry, costs fall between $15,000 to $35,000

Semi Custom or Custom Cabinetry:

  • Wide range of quality & finish options
  • Unlimited size modifications, maximizing storage and functionality
  • Freedom to mix/match wood species, finish stain or pain, door style and grazes.
  • Wide range of storage inserts and accessories
  • Each design decision will affect cost, but this option typically starts at $30,000.

Countertop Material

Countertops are another large ticket item that is typically surprising to most homeowners. The amount of counter space you have in your kitchen will affect how many pieces of slab materials you will need and the labor needed to fabricate the material. The cost of countertop slab materials such as quartz or natural granite can also have quite the range in pricing based on the design, quality, accessibility and where it was mined from.

Removing Structural Walls

Removing a structural wall is absolutely not an “as seen on TV” process. Structural engineering can also become necessary if you are relocating or adding a window or door in a new location. When incorporating a structural aspect to your project the cost for construction plans required by the building departments will increase as will the construction costs mostly in foundation and framing. These costs depend on the structure of your existing home and how small or large your project is. Plan on these costs starting at $10,000 to your remodel budget to include the additional construction documents, foundation and framing work needed.

Relocating Appliances and Plumbing

The space plan and layout of your kitchen also plays a large factor into the cost of a remodel. Relocating plumbing and electrical to accommodate a new kitchen appliance or sink layout can be labor intensive. Starting in the 1990s, most Orange County homes were built with a post-tension slab foundation. We proactively x-ray the slab to avoid any issues and then precisely trench concrete in preparation for the new plumbing or appliance relocation. For homes built on a raised foundation, the process is much less intensive and can keep some money in your pocket.

There is no arguing that the kitchen is the focal point of any home – it’s the one place that brings everyone together, whether for entertaining purposes or just as a gathering spot after a long busy day. Smart Kitchens

One of the biggest trends going into 2018 is the smart kitchen. Technology has made a grand entrance into the modern kitchen, and not just in the form of high end appliances and fancy gadgets. We are seeing technology being integrated into every function and appliance. From motion sensor faucets to refrigerators that can alert you to when your groceries are running low, technology is making a splash in a big way. This ingenious design allows you to charge all your electronic devices, safely tucked away, without the unsightly mess of cords and equipment strewn all around the counters.

Your smartphone or tablet is also able to link to many of today’s kitchen appliances. There are ovens that can be operated right from your device, refrigerators that will allow you to peruse their items and even lights that can be controlled right from your phone.

White and grey cabinets continue to dominate as the top cabinet colors going into 2018. As with any modern design trend, clean and simple styles have become favorites for homeowners. They are beautiful, timeless and easily integrated into most kitchen design styles, which is why homeowners continue to love them.

Direct Access to Outdoors

Incorporating the outdoors into your kitchen remodel is an easy decision to make when living in sunny Southern California. With an average of 285 days of perfect weather per year, the backyard is easily considered part of a home’s living space. Replacing an exterior wall with large format bi-fold doors creates a seamless indoor-outdoor kitchen design that is perfect for both entertaining friends and keeping an eye on dinner while playing with the kids. Not only do bi-fold doors bring next level design and functionality to your kitchen remodel, but taking advantage of a bi-folding door system also allows for ample natural light.

Quartz is virtually no maintenance when compared to materials like marble and granite, and it’s sure to impress.

Accessibility

The days of remodeling a kitchen to simply look pretty are behind us! Like they say, it’s what’s on the inside that counts. Yes, a beautiful kitchen is sure to impress the in-laws on special occasions, but for the homeowner who uses the kitchen day-in-day-out, accessibility is key. Putting thought into how you use your kitchen space and what might be lacking is huge during the design process. SIZZLING KITCHEN REMODEL IN IRVINE

We are very excited to share this gorgeous kitchen in Irvine on the blog today. These Sea Pointe clients love to cook and were ready to come home to their dream kitchen. Since they were willing to think outside the box , they decided on two cabinet door styles in their kitchen—one for the upper cabinets and one for the base cabinets. All cabinets are Bellmont 1900 series and for the base cabinets they decided on the Kahana door style in Sapele with French Roast. For the perimeter cabinets, as well as the uppers, they went with the Islands door style in Sapele Natural with a Caramelized Bamboo finish. On their large island they blended both kitchen cabinet styles to create synergy throughout the kitchen.  To check out more before and after pictures, see our facebook photo album: Sizzling Kitchen Remodel.

To bring interest to the island, our Sea Pointe designer helped our clients to pick out a slab of Silver Wave, a natural stone with tons of movement, while picking  a quartz product from Cambria for the perimeter countertops (style shown is Buckingham). You’ll also note that we added glass door panels on each end of the island to add another elegant design element to the kitchen.

The backsplash in this kitchen is a glass mosaic in Golden Gate with a 4 metal liner that is carried over from behind the hood.  The appliances chosen by the client include a Wolf dual fuel range, chimney hood, and drawer microwave oven.They also add a wine cooler for entertaining in addition to the Sub-Zero side-by-side refrigerator.

Once we began construction, this couple also decided to replace their front entry tile to tie into the new kitchen as well as giving the adjoining powder room a facelift.Sea Pointe also helped re-construct their fireplace and built-in entertainment center to round out the great room space.
